Before a single trench is dug, a substantial amount of groundwork needs to be done. This pre-construction phase is where many of the decisions that affect your final cost, timeline, and quality are made.
Site assessment and surveys
A registered surveyor visits your block to confirm boundaries and slope, and to flag anything that might affect your design or council approval. A soil test follows, which determines the ground classification and bearing capacity of your site. This test has a big impact on what kind of slab and footings your home will need, so it’s worth taking your time here to get it right.
Design, approvals and permits
Your plans need to be checked against state and local building regulations before you can legally start construction. Depending on your council, complexity of your design and desired approval path (DA or CDC), this process can take anywhere from six weeks to a few months
Choosing your builder
This is arguably the most important decision in the entire pre-construction phase, and it’s one that’s easy to underestimate. The builder you choose can support you on the journey of a lifetime, or they could turn it into a hassle you’ll never want to repeat.

1. Site Establishment and Groundworks
This is where it all begins. The site is set up, prepared, and excavation works get the ground ready for what’s coming next. For sloping blocks or sites with tricky access, this stage can take a bit longer, since all the work that needs to be done must be carefully managed.
2. Slab and Foundations
With the site prepared, plumbing and electrical channels are laid, and the concrete slab is poured. This stage includes a series of inspections and compliance sign-offs before any vertical construction can begin, since everything that follows depends on getting this stage right.
3. Framing and Structure
This is often the stage clients find most exciting, because it’s the first time your home starts to actually look like a home. Wall frames, internal structures, upper floors (if your design has them), and roof frames go up, and you can walk through and see exactly how each room is laid out according to your plans.
4. Lock-up Stage
External walls, windows, doors, and roofing are completed, which means your home is now weathertight and secure. Behind the scenes, rough-ins for plumbing, electrical, and heating and cooling are also completed during this stage, ready for the internal fit-out to begin.
5. Internal Works
Now the focus shifts inside. Insulation, plasterboard, joinery, tiling, flooring, and fixtures are progressively installed, and this is typically the longest of the construction stages, since so many different trades need to work through the space in sequence. 6. Finishes and Detailing
In the final stretch, the finishing touches are applied, and your home goes through its final inspections and certifications. This stage is all about the details that turn a finished structure into a finished home.
7. Completion and Handover
As construction wraps up, you’ll be invited to a few walkthroughs with your builder. This is your opportunity to go through the home in detail, raise any concerns, and check workmanship before the keys are handed over.

What to Expect After Handover
Handover is the moment you officially take possession of your new home, but it’s not quite the end of the relationship with your builder. Most builds come with a defects liability period during which your builder will return to address any minor issues that surface once you’ve moved in.
In Australia, statutory warranties typically cover major structural defects (such as issues with load-bearing elements or waterproofing) for six years, and non-structural issues for a shorter period of two years. If something does come up, the first step is always to raise it directly with your builder.
A few simple habits will help protect your investment over the years ahead:
- Keep gutters and downpipes clear
- Check door and window seals periodically for wear
- Make sure bathrooms and wet areas are well ventilated to prevent mould
- Service hot water systems, air conditioning units, smoke alarms, sewer and stormwater pumps as recommended
- Address small issues before they become bigger (and more expensive) ones
