It’s tempting to treat this stage as a formality: get a few quotes, pick the one that fits your budget, and get started. But the builder you choose at this point will shape everything from your final cost to how smoothly the next 12 months go. Before you hand those plans over to anyone, there are five questions worth asking. They’ll tell you more about a builder than any quote ever could.
1. Will You Review the Plans Before Pricing Them Or Just Quote Off Them?
Architect’s plans are a vision for your home, but they’re not always construction-ready. A good builder will go through your plans in detail before putting a number on anything, flagging anything that might affect cost, buildability, or council approval.
If a builder is happy to send you a quote within a day or two of receiving your plans, that’s worth questioning. Either they’ve quoted on a similar job a hundred times and aren’t really looking at your specific design, or they’re pricing roughly and planning to “find” the real costs later through variations.

Ask directly who will be on site, who will you be communicating with, and how involved will they be week to week? A director-led approach, where the same experienced people who scoped your project also oversee its delivery, tends to mean fewer things fall through the cracks and faster decisions when something needs attention.
