• New build three-level dual occupancy residence with integrated lift and pool.
• Located in Balgowlah near Northern beaches, offering a relaxed coastal/“beachy” character.
• Basement excavation into rock to accommodate lift and functional multi-level living spaces.
• Open-plan living and dining areas with full-height glazing create seamless indoor–outdoor flow to tiered pool and entertaining terrace, whilst enabling water views on the top floor

Challenges & Achievements

• Constructing a three-level residence on a sloping Balgowlah site required complex excavation of a basement into rock,
• Stakeholder management was challenging due to shear size and duration of project
• The pool was strategically placed on a tiered section of the site to maximise views and create a seamless indoor–outdoor entertaining flow, complementing the home’s relaxed, beachside-inspired character.
• Large-format glazing and multi-level living open plan living spaces required precise engineering and careful sequencing to maintain quality and schedule.
• Innovative construction strategies overcame topographical and access constraints, delivering a home with exceptional natural light, fluid entertainment spaces, and a sophisticated coastal feel.
